Why You May Need to Perform an Asbestos Survey

Mist the area to be tested with water containing a few drops of detergent using a spray bottle to dampen it and keep the fibers from becoming airborne. Gently break off a piece of the material and place it in a resealable plastic bag or another clean container that can be sealed and labeled. Send this sample to an asbestos testing lab that is federally accredited. This is how a proper home asbestos test is performed in a safe and risk-free manner.

In accordance with the Health and Safety Executive's strict guidelines, duty holders must take steps to determine whether Asbestos Containing Material (ACM) is present in non-domestic premises. In some cases, the duty holder may be able to conduct an asbestos survey themselves; however, in the vast majority of cases, particularly in buildings built or undergoing maintenance or refurbishment between 1950 and 1999, absolute compliance with HSE directives can only be ensured by using a reputable professional.

As a result, with the exception of premises built after 1999, an asbestos survey and the subsequent action in the event of finding asbestos is almost always best carried out by an expert with accreditation and experience in carrying out asbestos surveys.

Performing an Asbestos Survey

A materials assessment is the first stage of an asbestos survey. This evaluation is carried out to determine:

·   Whether or not Asbestos Containing Material is present, and if so, the type, location, and volume discovered.
·       Whether or not Asbestos Containing Material is present, and if so, the type, location, and volume discovered.
·       The type of asbestos discovered - either through sampling or guesswork.

In addition to assessing the materials, the surveyor is responsible for confirming that:

  1. ·There is no danger to anyone from the presence of Asbestos Containing Material in the premises or equipment.

·       If Asbestos Containing Material is present, it must be kept in good condition.
·       Any Asbestos-Containing Material that may be present is not at risk of being disturbed by accident.

If any of the above factors are not met, an asbestos management plan must be implemented that outlines how the asbestos is to be handled in order to ensure that the premises are safe to occupy.

Asbestos-Containing Material is only a serious hazard when there is a risk of exposure to asbestos fibers or a risk that disturbance of Asbestos Containing Material will result in the release of asbestos fibers; therefore, it is not always best to remove it. In fact, an unqualified individual's attempt to remove asbestos frequently results in the creation of a significantly more hazardous environment than if the Asbestos Containing Material had been left alone. A professional asbestos surveyor can determine whether Asbestos Containing Material must be removed or whether it is completely safe to remain on the premises.

Our experienced team customizes the scope of every survey to ensure you get a site-specific and purposeful management tool.
